If you’re new to the Real Estate industry, you’re probably in the midst of absorbing a lot of new information, terms, methods, and acronyms. (I admit that I thought that “MLS” meant Major League Soccer until the first day I started working here.) It can be a little overwhelming!
The term MLS in the real estate industry means “Multiple Listing Service”. But what is it, exactly, and what does it mean for you? Is there more to the MLS launchpad than just a collection of links for the MLS information and listing data and photos?
How does it work and why is it necessary?
The MLS launchpad is more than just a website. The National Association of REALTORS® (NAR) calls it “a tool to help listing brokers find cooperative brokers working with buyers to help sell their clients’ homes.” It’s a database of thousands or tens of thousands of listings to search from, to assist real estate agents and brokers with buying and selling their clients’ homes or properties.
Agents are adding new listings and updating them constantly, and making them available to other agents through the MLS launchpad in their region. They pay a fee to the MLS in order to have access to the database, which is used to maintain the data and assist with any questions or issues an agent or broker might have. It’s a powerful resource for all agents and brokers to make comparative market analysis (CMA) reports, flyers for your open houses, and so much more.
Comparing Cloud CMA and Cloud Streams to your MLS
You may have noticed that some of the printouts for reports or the automated listing streams from your MLS launchpad can be a little bit difficult to read for the average consumer, though they do serve the purpose of getting the information to the client.
Cloud CMA is available to give you other report options, to help you look awesome to your clients. Our reports are designed in a way to make the data easier to consume and understand for people that aren’t in-the-know. We give you different report layouts so that you have options for your client, who likely range from the more visual types to the more data-minded.
Cloud Streams can help clear things up, too, and makes perusing the available homes for sale simple, beautiful, and informative. And as other agents update a listing in the MLS launchpad, Cloud Streams will keep up with those updates, so that your clients aren’t getting their hopes set on a listing that might already be under contract or even pulled off the market entirely.
A Multiple Listing Service is an online database for listings and their details and data, where agents and brokers can collaborate together. But it’s really so much more than that. Every MLS is a little bit different, and not all of them are going to have the same terms, interface, and format. It’s a lot of information to absorb, and we can help you streamline it for yourself, as well as for your clients.
